Buying your first home, moving up, investing, or wondering whether your current loan is still competitive? We compare home loan options for buyers and owners across Orange and the Central West.
Home Loans & Mortgage Broking in Orange, NSW
Home Loan Options
At Dean & Hutton Finance we work with a wide panel of lenders to help you find a home loan that suits your circumstances — not just the one your existing bank happens to offer. Whether you are buying your first home, upgrading, purchasing an investment property, or reviewing a loan you have had for years, we will compare what is available and explain the differences in plain language. Rates matter, but so do the features around them: offset accounts, redraw, the ability to make extra repayments, and what happens when the fixed period ends. We will help you weigh all of it and manage the application through to settlement.
How we can help
- First home buyers, including available grants and schemes
- Upgrading, downsizing or moving within the Central West
- Investment property purchases
- Refinancing an existing mortgage to different terms
- Consolidating debt into a restructured home loan
- Construction and renovation lending
Is it worth reviewing your current home loan?
If it has been a few years since you last looked at your mortgage, it is worth a review. Loans taken out under different conditions can quietly drift away from what is currently available.
Refinancing is not automatically the right answer. There can be exit costs, application fees and lenders mortgage insurance to weigh up, and extending your term can increase total interest even if the monthly repayment falls. We will run the numbers properly and tell you if staying put is the better option.
For first home buyers, there are government schemes and grants that change from time to time and have their own eligibility rules. We will help you work out what you may qualify for as part of the conversation.
Frequently asked questions
How much deposit do I need?
It varies by lender and situation. A larger deposit generally opens up more options and can avoid lenders mortgage insurance, though there are products designed for smaller deposits and government schemes that may assist eligible buyers. We will map out what applies to you.
Should I fix my interest rate?
Fixing provides certainty of repayments; variable offers flexibility and features like offset and unlimited extra repayments. Some borrowers split their loan to get a measure of both. The right choice depends on your plans and how much repayment certainty you want, and we will talk it through rather than push a view.
What is an offset account and is it worth it?
An offset is a transaction account linked to your loan, where the balance reduces the interest charged. It can be very effective if you maintain a meaningful balance, but products with offset sometimes carry higher rates or fees, so it is worth checking the maths for your circumstances.
Do you charge a fee for arranging a home loan?
In most cases our services are paid for by commission from the lender rather than a fee to you. Where any fee would apply, we will disclose it in writing before you proceed, along with the commissions we may receive. Our Credit Guide sets out how this works in full.
